Foundry Park is the £3.5m industrial development on the site of a former textile mill in Keighley.
We were as appointed to develop new incoming utility services and Landlords services and manage the decommissioning and recovery of an existing on-site substation and diversion of the Northern Powergrid HV distribution network which crossed the site.
The unit was designed to maximise flexibility, enabling the unit to be configured as a single occupancy 39,000 sq ft unit or sub-divided to two separately serviced 19,500 sq ft units.
To achieve the design brief, the utility infrastructure was designed with flexible redundancy to enable the units to be configured to accommodate the requirements of future end-user Tenants.
Key challenge: Diversion of the existing HV distribution network crossing the site was required to maximise the development potential of the site. We negotiated with Northern Powergrid on behalf of Dalton Lane Properties, resulting in the diversion of the HV cables being carried out by Northern Powergrid under their asset renewal programme, at no cost to the Client
